Residential Block Manager
Salary range: £28,000 - £35,000 - dependent upon experience.
My Client is looking for an exceptional and experienced Property Manager to manage a portfolio of residential properties that include both small and prestigious blocks in and around the surrounding area of Brighton. You will be an integral part of the team, reporting to the Senior Property Manager and providing professional customer service.
Key responsibilities will include:
General block management requirements, including liaising with external agencies regarding fire risk assessment, H&S assessments and major works projects.
Arrange works and liaise with the appropriate experts regarding maintenance works/repairs and issues that may arise.
Contract management - negotiate contracts and liaise with providers including caretakers - Review / assess when required.
Site inspections - conduct regular site inspections and arrange works. Liaises with appropriate experts if required.
Insurance claims handling - liaise with leaseholders, insurance companies and contractors.
Parking management - arrange for new permits and monitor company's attendance.
Utilities - negotiate contracts and liaise with providers.
Seek legal advice when appropriate and take action accordingly.
Administration - diary keeping, providing reports for clients when requested, Engineering insurance reports for clients.
Budgets and expenditure - agree budget for property management issues including surveyor liaison, maintain records of expenditure, liaise with client regarding items above the agreed expenditure limit.
Service charge accounting - in accordance with RICS Service Charge and Accounting (3rd edition) and the Association of Residential Managing Agents (ARMA) guidelines.
Meetings and visits - attend as required (may include occasional evening meetings)
Day to day client liaison.
Any other duties that may reasonably be requested by a senior manager or employer.Experience and skills required:
Block management experience
Excellent communication skills
Ability to prioritise workload and work under pressure
Excellent people skills, as strong internal and external relationships are crucial
A good understanding of Block Management and current legislation affecting residential Property Management
A good understanding of compliance issues
Confident and proficient in dealing with clients and colleagues
Ability to remain calm under pressure
Strong negotiation and active listening skills
Ability to build effective relationships by using diplomacy and tact
Ability to resolve conflict in a responsible and non-confrontational way
Good problem solving skills
Ability to analyse information and make recommendations accordingly
IRPM is preferred although not essential.
